Will is a co-founder of Apple Core Holdings and has more than four decades of experience investing in and operating real estate and hospitality businesses. Prior to founding the firm, Will received his J.D. from Duke University School of Law and began his career as a real estate attorney. Today, Will is involved in all aspects of the day-to-day operations of Apple Core’s businesses.
Ken is a co-founder of Apple Core Holdings and has spent more than four decades acquiring, developing and managing commercial real estate and private companies. Ken shapes the firm’s investment strategy, with an emphasis on operating businesses.
Larry is a co-founder of Apple Core Holdings and has more than four decades of experience in commercial real estate ownership, hospitality operations and private investing. Larry is active in all areas of Apple Core’s operations with a focus on its hospitality and venture capital investments.
Dave serves as General Counsel of Apple Core Holdings and plays a central role in evaluating, structuring and managing the firm’s investments. Since joining the firm in 1997, he has been involved in all aspects of Apple Core’s real estate and operating businesses. Before joining Apple Core, Dave practiced law in California and New Jersey and served as president of a broadcasting company. He received his J.D. from Duke University School of Law and his undergraduate degree in economics from the Wharton School at the University of Pennsylvania.
Danielle oversees the financial operations of Apple Core Holdings. She is responsible for corporate accounting, financial reporting, budgeting, lender reporting, cash management and supporting the financial operations of the firm’s real estate and operating businesses. A Certified Public Accountant, Danielle was previously a partner in a New York City accounting practice. She works closely with the ownership group and management team to provide disciplined financial oversight across the firm’s portfolio. Danielle graduated from Adelphi University with a Bachelor of Business Administration, with a concentration in accounting.
Noah is the Director of Operations for Apple Core Holdings and has oversight responsibility across the entire portfolio, including operations at its multifamily, retail and hospitality real estate holdings. Noah is also involved in long-term planning for each asset, as well as evaluating all new investment opportunities. Noah graduated from Dartmouth College with a Bachelor of Arts in engineering.
Dan works on asset management and investments at Apple Core Holdings, focusing on the performance of its existing holdings and the evaluation of new acquisitions, while also contributing to firm-wide initiatives. Before joining Apple Core, Dan served as an Investment Banking Associate in Santander’s Global Industrials Group. Dan holds a degree in economics from Dartmouth College.
Steve is a co-founder of Apple Core Holdings and served as its Chief Executive Officer from 1993 to 2026. As a partner and CEO for more than three decades, Steve steered the firm’s strategy and its expansion from a New York hotel and hospitality company into a diversified investor across real estate, venture capital and other private alternatives. Before co-founding Apple Core, Steve practiced as a corporate and tax attorney in New York. He received his J.D. from Boston University School of Law and an LL.M. in Taxation from New York University School of Law.
